How We Work
The Process
From the first conversation to the final handover — a structured, transparent approach to delivering architecture, interior design, and engineering in Oman and across the Gulf.
Five Phases
A structured path from brief to handover
Discovery & Brief
Understanding the Client
We begin with a deep listening session — exploring your lifestyle, aspirations, budget, timeline, and the way you intend to use the space. This conversation shapes everything that follows.
Initial consultation, lifestyle questionnaire, project goals, budget framework, timeline expectations.
Site & Requirement Analysis
We evaluate the site conditions, authority requirements, plot constraints, orientation, and any existing structures. This analysis informs the design from the ground up.
Site visit, survey review, authority regulations, zoning constraints, environmental conditions.
Design
Concept Design
The brief is translated into spatial ideas — massing, form, orientation, and design direction. We present concept options and refine based on your feedback before proceeding.
Concept sketches, massing studies, spatial diagrams, design narrative, client presentation.
Schematic Design
The approved concept is developed into schematic drawings — floor plans, elevations, and sections that define the architecture and interior layout in clear, communicable form.
Floor plans, elevations, sections, interior layout, preliminary material palette.
Design Development
We refine the schematic design into a fully coordinated set of architectural and interior drawings, incorporating structural, MEP, and specialist input.
Detailed drawings, material specifications, interior design coordination, structural integration, MEP coordination.
Documentation & Approvals
Technical Documentation
Construction drawings, specifications, and schedules are prepared to the standard required for contractor tendering and authority submission.
Construction drawings, technical specifications, door and window schedules, finish schedules.
Authority Submission
We prepare and submit the full authority package to the relevant municipality or regulatory body — managing the approval process on your behalf.
Municipality submission, NOC coordination, authority liaison, permit tracking.
Procurement & Construction
Tendering & Contractor Selection
We prepare tender packages, issue to qualified contractors, evaluate bids, and support the selection process — ensuring you appoint the right team at the right price.
Tender documents, bill of quantities, contractor evaluation, contract review support.
Supervision & Quality Control
Our supervision team conducts regular site visits, reviews shop drawings, manages RFIs, approves materials and workmanship, and reports progress to you throughout construction.
Site visits, shop drawing review, RFI management, material approval, progress reporting.
Project Management
For clients who require full delivery coordination, our project management service covers programme management, cost control, contractor coordination, and stakeholder reporting.
Programme management, cost monitoring, contractor coordination, client reporting, risk management.
Handover
Completion & Handover
We conduct a final inspection, prepare the punch list, and manage the close-out process — ensuring every detail meets the design intent before the project is handed to you.
Final inspection, punch list, defects management, as-built drawings, handover documentation.
How We Think
The principles behind the process
One Team, Full Scope
Architecture, interior design, structural engineering, supervision, and project management — all under one roof. No handoffs, no gaps, no misalignment between disciplines.
The Brief is Sacred
We invest heavily in understanding what you want before we design anything. A well-formed brief produces better architecture — and fewer revisions.
Transparent at Every Stage
You are informed at every milestone. We present clearly, explain our decisions, and seek your input before proceeding — so there are no surprises.
Built for the Gulf
Our process is calibrated for GCC authority requirements, local construction practices, and the climate conditions that affect every material and detail decision.
"The process is not a formality — it is the architecture. Every decision we make, and when we make it, determines the quality of what gets built."

The first step is a conversation. Tell us about your project — the site, the brief, the timeline — and we will tell you how we can help.
