Project Overview
West Bay Residential Compound is a development of 16 villas for a Qatari developer, located in the established residential area of West Bay, Doha. The brief called for a design that would appeal to Qatari families seeking a traditional lifestyle in a contemporary setting.
The design draws on Gulf vernacular typologies — the shaded courtyard, the screened facade, the covered outdoor sitting area — and reinterprets them in a contemporary idiom. Each villa has a private courtyard at its heart, a screened majlis facade facing the street, and a generous covered terrace overlooking the garden.
The material palette is deliberately restrained: white render, natural stone, and timber screens. The consistency of the palette across all 16 villas creates a strong community identity, while the variation in plan and massing ensures that each villa feels individual.
The Challenge
Designing for a Qatari market with strong cultural expectations around privacy, hospitality, and the separation of formal and family life, while delivering a commercially viable product for a developer client.
Our Approach
The vernacular typologies are not applied as decoration but as genuine spatial strategies: the courtyard provides privacy and ventilation, the screened facade allows views out while preventing views in, and the covered terrace extends the living area into the outdoor space.
The Outcome
All 16 villas were sold prior to completion, with the developer commissioning a second phase of 12 additional units on an adjacent site.
